New homes that are accessible to all

At Genesis Homes, we’re always looking for ways of making our homes accessible to as many people as possible. Whether that’s those with additional needs or buyers looking to secure an energy efficient and low maintenance home with flexibility for later life.

We’re proud that a large proportion of our homes are what is known in the housing industry as M4(2) compliant – meaning we are providing homes which widen the scope for accessibility and adaptability.

This Compliance Checklist requires homebuilders to hit certain criteria to make life easier and more comfortable for their customers, from the width of doors to providing easy-to-access entrances to their homes. Across all our sites, we have several homes which achieve the requirements with all properties at our Meadow Rigg development in Kendal ticking the boxes.

The Compliance Checklist includes:

  • A minimum door width to ensure people using wheelchairs or mobility aids can comfortably access buildings;
  • The size of external doors meet specific dimensions to facilitate easy access to all;
  • Ramps leading to the property are smooth and aren’t too steep, making them safe and convenient for all users;
  • The design of stairs must be considered to allow easy access to everyone, emphasising factors like handrail placement and dimensions of steps;
  • Toilets are accessible and meet necessary dimensions and requirements

These are just some of the considerations we take into account before we start to design any of our developments and making our customers as comfortable and happy as they can possibly be in their new homes is of paramount importance to us.

Other factors which play a big part in the accessibility of our developments include the designs of our roads and pavements to make sure nobody is inconvenienced, and the addition of public open spaces to allow everybody to use them.

We strive to build in the most desirable locations close to local amenities and services with enviable surroundings and views. A key consideration when selecting locations for our beautiful homes is being close to a variety of amenities so residents aren’t cut off from accessing what they need, making it easy to pop to the shops for the daily essentials when they need to.
